Birmingham Planning Board approves design review for Woodward redevelopment project

Birmingham's Historic District is set to undergo significant enhancements following a recent design review meeting held on April 2, 2025. The city council approved a design application for a property located at 366801 Woodward, which includes plans for aesthetic improvements and landscaping upgrades.

One of the key decisions made during the meeting was the approval of a stucco skim coat to be applied over existing brick surfaces on the building's south and north sides. This change aims to create a more cohesive and visually appealing facade, addressing concerns from the property owners who expressed dissatisfaction with the current brick appearance.

In addition to the facade improvements, discussions highlighted the need for revitalizing the adjacent landscape, which has suffered from neglect and has been a site for homelessness. The property owners expressed a desire to replant trees and enhance the area, contingent on cooperation from the neighboring property, the mystery station. The city recently removed trees from the intersection, prompting calls for the replanting of street trees, which city officials indicated they plan to address.

The meeting also touched on the importance of adequate screening for rooftop mechanical units. The design team assured that the proposed louvered metal screening would complement the building's aesthetics while ensuring that mechanical units remain hidden from view. The council emphasized the need for the screening to be tall enough to effectively conceal the units, a concern raised by several members.

The council's approval included several conditions, such as the submission of detailed architectural drawings, glazing specifications, and a complete paint color palette for the stucco. These requirements are aimed at ensuring compliance with city ordinances and maintaining the integrity of the Historic District.
