Hall County approves zoning amendments for Candler Road and Cagle Road developments

The Hall County Board of Commissioners made significant strides in addressing local development needs during their March 27, 2025, voting meeting, particularly with two key zoning applications that promise to reshape the area.

First on the agenda was an application from Peyton Dunnigan to amend zoning conditions for a 59.62-acre tract on Candler Road. The proposal aims to allow additional office warehouse buildings, shifting from a previously planned 50,000 square foot welding facility to four smaller 6,000 square foot buildings with outdoor storage. The Planning Commission had recommended approval with 11 conditions, and after a brief public hearing with no opposition, the board unanimously approved the request, adding a twelfth condition requiring the applicant to secure a retroactive building permit within 60 to 90 days.

The second major discussion centered on a rezoning application from Revive Land Group LLC for a 101.57-acre site on Cagle Road. The proposal seeks to transform the land from agricultural residential to residential mixed, paving the way for a 248-lot development featuring 207 single-family homes and 55 townhomes. The applicant emphasized the urgent need for affordable housing in Hall County, citing a significant housing deficit exacerbated by population growth. The Planning Commission also recommended approval of this application with 19 conditions, and the board is expected to deliberate further on the updated site plan that includes on-street parking.
