West Palm Beach CRA targets affordable housing with property offloading initiative

The City of West Palm Beach is taking significant steps to address the pressing need for affordable housing in the community. During a recent Community Redevelopment Agency (CRA) meeting on April 14, 2025, officials discussed plans to offload several properties to developers focused on creating affordable housing options. This initiative comes in response to a growing shortage of affordable living spaces in the area.

Three properties were highlighted for potential development: one located across from Friendship Baptist Church, another at 639 Fourth Street near Saint Patrick's Episcopal Church, and a third at 631 Sixth Street adjacent to the Styx Promenade. These sites are strategically chosen to enhance community connectivity, with hopes that future residents will engage with nearby projects, including the Fantasy Island development.

The CRA plans to publish a notice of intent to dispose of these properties, which will be open for proposals for 30 days, concluding around May 20. Following this period, the agency aims to review submissions and make recommendations by June 9, with a goal of finalizing agreements by July 7.

Commissioner Ward raised concerns about ensuring a balance between affordable and market-rate housing in the area. In response, officials assured that while the focus is currently on affordable housing, there are plans to explore market-rate opportunities, particularly through the refurbishment of historic homes. This approach aims to maintain the integrity of the community while also addressing the diverse housing needs of residents.

Additionally, discussions included the potential for accessory dwelling units (ADUs) on some properties, which could provide further housing options. However, current zoning regulations primarily allow for single-family homes, limiting the immediate scope for multifamily developments.

The meeting concluded with unanimous approval of several resolutions aimed at advancing these housing initiatives, reflecting a commitment to enhancing the quality of life for West Palm Beach residents. As the city moves forward, the focus remains on creating a balanced and sustainable housing landscape that meets the needs of all community members.
