The proposed land use change aligns with objectives that support compatibility with surrounding land uses, which predominantly consist of light industrial and heavy commercial activities. The site is bordered by major infrastructure, including the Selmon Expressway and Tampa Bay Pass Canal, further supporting the proposed amendment.
Additionally, the proposal is in line with the Greater Palm River Community Plan, which encourages redevelopment that complements existing community patterns and promotes business growth and job opportunities in the area.
The Planning Commission staff recommended that the proposed map amendment be deemed consistent with the goals, objectives, and policies of the unincorporated Hillsborough County comprehensive plan, paving the way for further discussions and potential approval in future meetings.
