Colleyville Council reviews proposed luxury garage development on Collierville Boulevard

Colleyville City Council has taken a significant step towards enhancing the local business landscape by approving the second reading of a new development project on Industrial and Colleyville Boulevard. This project will introduce luxury garages and retail space, aiming to revitalize the area and provide new opportunities for residents and businesses alike.

The proposed development includes four buildings designated for luxury garages, which will be available for sale and primarily used for vehicle storage. Each garage unit will feature a mezzanine area for additional activities. The project plans to incorporate 49 garage units, catering to vehicle enthusiasts and collectors. Additionally, a retail lot will be established at the northeast corner of Colleyville Boulevard and Oak Point Drive, maintaining the existing commercial zoning.

The council's decision to repeal and replace the current Planned Unit Development (PUD) ordinance will streamline the zoning process, allowing for a more cohesive development plan. The new PUD will also integrate two existing CC1 village retail properties into a single commercial ordinance, aligning with the city’s future land use map for the Colleyville Boulevard corridor.

Key features of the development include strict regulations to prevent outside storage of vehicles and overnight habitation, ensuring the project maintains a professional and community-friendly atmosphere. The buildings will adhere to a minimum of 90% masonry construction, with landscaping plans subject to staff review to ensure quality and compliance with city standards.

The council received positive feedback from surrounding property owners, with two in favor of the project and no opposition noted. The Planning and Zoning Commission had previously recommended approval, reflecting a consensus on the project's potential benefits for the community.
