The Grand Prairie City Council meeting on April 15, 2025, focused on a significant proposal to rezone a 66-acre property currently designated for agriculture to a planned development for single-family homes. The proposed development aims to construct 233 single-family homes, with 180 homes on 50-foot lots and 53 homes on 70-foot lots.

The developers have submitted a concept plan that includes requests for several variances to modify existing zoning requirements. Subscribe for Free Specifically, the developers are seeking to reduce the required front yard setback from 30 feet to 20 feet, allow a side setback of 5 feet for interior lots and 15 feet for corner lots, and decrease the rear setback adjacent to an arterial road from 25 feet to 10 feet. Additionally, they are requesting to increase the maximum building height from 25 feet to 35 feet and raise the maximum lot coverage from 60% to 65%.
The Planning and Zoning Commission previously reviewed the proposal and recommended approval with an 8-0 vote on March 24. Conditions for approval include a separate zoning request for future phases, an amended traffic impact analysis, and necessary improvements to Lakeview Drive and Highway 287, which must be approved by the Texas Department of Transportation and the Transportation and Mobility Services Department before building permits can be issued. Furthermore, a tree mitigation plan and a water services plan will need to be reviewed and approved during the final plat and civil plan review processes.
