U Haul proposes climate-controlled storage complex in 5.51-acre Tampa site

The Hillsborough County Zoning Hearing Master meeting on March 31, 2025, focused on a proposed development for a U-Haul self-storage facility on a 5.51-acre site composed of four parcels. The property, currently undeveloped, is located off 27th Street and has access to water and sewer services. It is situated in FEMA Zone X, indicating minimal flood hazard.

The development plan includes a three-story climate-controlled storage building, a one-story U-Box building for employee access, and additional mini-storage units. The three-story building will have a footprint of 31,588 square feet, while the U-Box concept will cover 10,559 square feet. The mini-storage units will add another 2,800 square feet to the site. A truck and trailer rental area is also part of the proposal.

The developers emphasized that the self-storage facility would have a low impact on the surrounding community, with internal access to the site minimizing traffic concerns. They noted that the facility would not require a live-in manager and that waste management would be handled internally, eliminating the need for external dumpsters.

The site plan includes landscaping to enhance the visual appeal and provide buffers, particularly along the southern property line, which borders residential areas. The developers highlighted their commitment to architectural quality, stating that the buildings would feature attractive designs rather than typical metal structures.

No questions were raised during the meeting, and the developers expressed enthusiasm for the project, which aims to meet community needs while maintaining aesthetic standards. The next steps will involve further review and consideration by the zoning board.
