He argued that the South Side is indeed an underserved market for car washes, citing the high demand that existing facilities cannot meet. Ports noted that the proposed car wash would be a state-of-the-art facility capable of handling a significant volume of vehicles, which he believes would benefit the community. He stated, "Big companies are identifying that Lake Havasu is an underserved market," and emphasized that the proposed site is appropriate for such a business.
The discussion also touched on the technological advancements in car wash systems, with Ports explaining that the new facility would offer improved services compared to older models. He highlighted the efficiency of the proposed car wash, which would allow customers to wash their cars without human intervention, a significant upgrade from existing options.
Following public comments, the commission moved to staff recommendations regarding the parking in common plan for the area. Staff indicated that the proposed amendment to allow the car wash would have minimal impact on the overall parking plan. Consequently, the Development Review Committee recommended approval of the land use action to amend the parking in common master plan for Track 2257 Block 10, specifically to remove Lots 11 through 14 to accommodate the car wash.
As the meeting progressed, the commission opened the floor for further discussion and potential motions regarding the proposal. The outcome of the meeting will determine the future of the car wash development and its implications for local businesses and community growth on the South Side of Lake Havasu City.
