Ben Swan announces redevelopment plans for historic Carnation Ballroom space

In the heart of Omaha, a historic transformation is underway as the City Council convened on April 15, 2025, to discuss the redevelopment of the iconic Carnation Ballroom. Ben Swan of Swan Development presented plans to revitalize the property into a modern commercial space, preserving its rich legacy while preparing it for the future.

Swan highlighted the building's storied past, recalling its days as a vibrant venue on the Chitlin Circuit during the 1950s and 60s, where legendary artists like James Brown and Ray Charles once performed. “A lot of great history with this building,” he noted, sharing anecdotes from local elders who fondly remembered meeting their spouses at the ballroom's shows. The redevelopment aims to create a "best in class historic commercial shell" that can accommodate up to five businesses, complete with essential amenities like restrooms, HVAC, and lighting.

The project has garnered support through a place-making infrastructure grant, which will aid in the comprehensive treatment of this unique property. After Swan's presentation, the council swiftly moved to approve the redevelopment, passing the motion unanimously with a vote of 7-0.
