Wendell City Council reviews 21-acre Wendell Commons commercial development proposal

Wendell residents can look forward to a new commercial development after the Town Council approved the annexation and rezoning of approximately 21.27 acres at the intersection of Wendell Falls Parkway and Eagle Rock Road during their recent meeting. The site, currently classified as rural agricultural, will be transformed into a corridor mixed-use area, allowing for a grocery store and several additional commercial buildings.

The proposed development, known as Wendell Commons, will feature a grocery store of nearly 51,000 square feet, along with multiple retail spaces totaling 80,000 square feet. This project aims to enhance local shopping options and create a pedestrian-friendly environment, complete with sidewalks and a 10-foot multi-use path along the parkway.

Key to the project is the collaboration with Duke Energy, as a 155-foot transmission easement runs along the northern boundary of the site. The development plan includes necessary approvals for any encroachments into this easement, ensuring compliance with safety regulations.

Traffic improvements are also a significant aspect of the project. The Town Council is working with the developer to enhance the intersection of Wendell Falls Parkway and Eagle Rock Road, which will include additional lanes and turn lanes to alleviate congestion. A developer's agreement is in progress to coordinate these improvements, ensuring that the commercial center will have adequate access and that the town's broader infrastructure goals are met.
