The Valley County Board of County Commissioners convened on April 21, 2025, to discuss significant amendments to the Tamarack Resort Planned Unit Development (PUD), which could reshape the community's landscape and amenities. The proposed changes include the addition of a 60-unit townhome subdivision and the relocation of the Trillium parking lot, both aimed at enhancing the resort's offerings and addressing parking needs.
The Tamarack Resort 2 and Tamarack Real Estate Holdings LLC are seeking to amend the existing PUD to convert a designated parking area into residential lots. This amendment would allow for the construction of the Aspen Townhomes, which will feature 62-story units on approximately 11 acres. Each unit is designed with a two-car garage and will be accessed via Village Drive, a private road. The development is expected to increase the total number of dwelling units in the resort from 653 to 713.

This new parking area will be buffered from nearby residential homes by a 30-foot setback and landscaping, addressing community concerns about noise and traffic.
The commissioners emphasized the importance of fire safety measures in the development, particularly given the area's timbered landscape. The applicant assured that fire hydrants and other safety features would be integrated into the design to mitigate risks.
Public engagement has been a key aspect of this project, with neighborhood meetings held to gather feedback from residents. The applicant noted that these discussions have been productive, allowing for adjustments to the plans based on community input.
The board's approval of the PUD amendment and the additional use permit is seen as a step towards enhancing the resort's appeal and functionality, while also addressing the growing demand for housing and parking in the area. As the project progresses, it will be crucial for the developers to maintain open lines of communication with the community to ensure that the development aligns with local needs and expectations.
