Prescott Valley approves mixed-use project on 2.37 acres near Kohl's and Walmart

During the Prescott Valley Town Council meeting on March 13, 2025, a significant development project was discussed that aims to enhance the town center area. The proposed project, located on a 2.37-acre vacant parcel, is part of the Glassford Hill Marketplace and is designated for mixed-use development, allowing both residential and commercial projects.

The site, situated north of Kohl's and south of Walmart along Veterans Way, is considered an infill project, which means it will utilize an existing space within the community rather than expanding into undeveloped land. The project plans to include approximately 12,645 square feet of retail space, along with an office and break room. Notably, the building will feature a main entrance off Veterans Way and will provide 20 parking spaces, although the code requires 92 spaces. To promote sustainability, the developer has also proposed the installation of electric vehicle charging stations.

The building's design adheres to the town's height regulations, standing at 28 feet 10 inches, below the maximum allowed height of 35 feet. The landscaping plan includes a 10-foot buffer along Veterans Way, featuring drought-tolerant plants from the Prescott Active Management Area list, ensuring that the project aligns with environmental considerations.

Next steps for the project include submitting the necessary building and engineering permits to the development services department.
