Elkhart County approves rezoning for commercial property on Pleasant Plain Avenue

Elkhart County officials have taken significant steps to streamline local zoning regulations during their recent meeting on April 21, 2025. The board unanimously approved multiple rezoning requests aimed at enhancing land use and commercial opportunities in the area.

One of the key decisions involved a request from Linda K. Awold for a zone map change from residential (R1) to commercial (B3) for a property located at 3401 Pleasant Plain Avenue. This change, supported by both the planning staff and the planning commission, was made to facilitate the sale of the property, which is entirely surrounded by commercial developments. The absence of public opposition during the hearing underscored community support for the transition.

Additionally, the board approved a rezoning request from agricultural (A1) to industrial (M2) for a property at 59530 County Road 7. This change is intended to expand the existing landfill and county complex, consolidating the zoning for the area. The proposal received backing from the planning commission, with only one dissenting opinion noted. Concerns from nearby residents regarding the potential reopening of a closed landfill were addressed, clarifying that the current changes are part of a long-standing plan to organize the zoning effectively.

The meeting also included the acceptance of the weights and measures report for the period from March 17 to April 16, which was approved without opposition.
