Danco Communities unveils Mountain Townhomes project to address Mount Shasta's housing needs

A significant step towards addressing Mount Shasta's affordable housing crisis was taken during the Special Planning Commission Meeting on February 28, 2023, as Danco Communities presented their Mountain Townhomes project. Project manager Mackenzie Dibble highlighted the long-awaited revival of this multifamily housing initiative, originally proposed in 2013 but shelved due to funding challenges.

Dibble expressed excitement about the project's potential to provide 25 affordable housing units, with 24 designated for families earning between 30% to 60% of the area median income. This translates to a target income range of approximately $15 to $32 per hour for residents, aligning with the community's needs. The project is strategically located on a vacant lot near essential amenities, making it an ideal infill site.

The presentation outlined the project's comprehensive design, which includes a mix of one, two, and three-bedroom units, a community building, and outdoor gathering spaces. Notably, the design incorporates environmentally sustainable practices, such as avoiding wetlands and enhancing existing natural features. The project team has secured $5 million from the Permanent Local Housing Allocation program, positioning them to apply for additional tax credits to fund the estimated $20 million development cost.

Dibble emphasized that the current phase is focused on gathering feedback from the Planning Commission and the public, with plans to finalize the California Environmental Quality Act (CEQA) documentation by the next meeting. The public comment period is set to close on March 6, 2023, paving the way for a potential vote on the project.

As the community grapples with rising housing costs, the Mountain Townhomes project represents a proactive approach to creating affordable living options in Mount Shasta, with construction anticipated to begin as early as the first quarter of 2024 if funding is secured. The project not only aims to provide housing but also to foster community engagement and environmental stewardship, making it a pivotal development for the area.
