The City of Milton Planning Commission has taken a significant step towards enhancing local housing options with the proposal of a new townhome development on Highway 9. During the recent meeting held on April 23, 2025, the commission reviewed plans submitted by Epic Design and Build LLC for a project that aims to construct 20 townhomes on a 3.87-acre site.
The proposed development meets the city’s density requirements, allowing for a maximum of 10,000 square feet per acre. The total area designated for the townhomes will be just under 38,700 square feet, with five units sized at 2,044 square feet each and an additional 15 units at just under 1,900 square feet. Notably, the project will not utilize transfer development rights, which are not permitted in this area.

Subscribe for Free A key aspect of the proposal is its adherence to the Highway 9 vision plan, which mandates that any development other than single-family homes must have its entrance off Highway 9. The developer has collaborated with the transportation department to determine the optimal location for the entrance and exit, ensuring safe access for residents.
In addition to the housing units, the plan includes environmental considerations such as a 50-foot undisturbed buffer along property lines and a 10-foot improvement setback. The commission emphasized the importance of landscaping, requiring that any areas not heavily planted be supplemented to create a complete visual screen. Furthermore, a 20-foot landscape strip will be implemented along 5 Acre Road and Highway 9 to enhance the aesthetic appeal and provide additional visual buffering.
