One property owner, who operates a nearby Wingstop, voiced concerns that the coffee shop's traffic could disrupt his business, particularly if customers begin to stack in his parking lot. He emphasized that the existing easement agreements might not adequately address the anticipated traffic flow, potentially harming his tenants and their ability to serve customers.
In response to these concerns, the applicant assured the commission that they would implement signage to direct traffic appropriately and maintain access primarily from Kent Road. They also indicated that they would work to keep traffic contained on their property to minimize disruptions to neighboring businesses.
The commission ultimately approved the site plan, conditional uses, and variances, with the understanding that the proposal will be reviewed by the City Council on May 8. This decision reflects the ongoing balancing act between fostering new business development and addressing the needs and concerns of the existing community.
