Deerfield Beach Commission reviews Chick-fil-A redevelopment and townhome project proposals

In a recent Deerfield Beach City Commission meeting, significant discussions centered around proposed improvements to a local Chick-fil-A and the development of new townhomes, both aimed at enhancing community functionality and aesthetics.

The commission reviewed a variance request from Chick-fil-A to reduce the front yard setback from the required 50 feet to 15.4 feet for the installation of drive-through canopies. This change is intended to alleviate current traffic congestion and improve service efficiency at the busy location. The existing drive-through setup has been problematic, often causing backups that interfere with parking and traffic flow. The proposed design includes a dual-lane drive-through and a larger canopy to protect employees from the elements, complying with OSHA standards. The improvements aim to reduce order times to under one minute, significantly enhancing customer experience during peak hours.

Commissioners expressed support for the project, highlighting the need for better traffic management in the area. The proposal received unanimous backing, with commissioners noting the importance of accommodating the high demand for Chick-fil-A's services while ensuring safety and efficiency.

Additionally, the commission considered a site plan for the construction of three two-story townhome units on Southeast Third Street. This project includes a request for variances to allow a street side setback of 20 feet instead of the required 25 feet and a minimum lot width of 60 feet instead of 100 feet. The developer explained that these variances are necessary due to the historical layout of the property, which was platted in 1923. The project aims to blend seamlessly with the existing neighborhood while providing much-needed housing options.

Both initiatives reflect the city’s commitment to improving local infrastructure and accommodating growth while addressing community needs.
