The Nibley City Planning Commission convened on April 25, 2025, to discuss significant amendments to the Nibley Meadows development plan. The meeting focused on proposed changes that would alter the composition and infrastructure of the ongoing project.
The developers presented a plan to add a clubhouse to the development while proposing the removal of improvements on 900 West Half Road, located at the southeast corner of the site. Although the right of way would still be dedicated, the street would not be improved as part of this proposal. Additionally, a large detention pond adjacent to city park spaces, covering 1.24 acres, is also slated for removal.

Subscribe for Free The proposed amendments would increase the number of townhomes from the originally approved 53 to 92, while the number of single-family homes would decrease from 20 to 103. This change would raise the percentage of townhomes in the development from 56% to 65%, which is a key consideration under the Residential Planned Unit Development (RPUD) ordinance.
The commission reviewed the current construction status of Nibley Meadows, noting that phases one, two, and three are well underway. The proposed amended plan includes a visual overview highlighting the changes, with additional townhome units marked in purple and the removed single-family units in orange. The plan also involves extending private drives to connect with the public road at 3410 South and shifting a cul-de-sac to the east.
Furthermore, the developers plan to replace the removed stormwater pond with a new stormwater system that will redirect runoff to a regional pond across the street, enhancing capacity for future developments in the area.
The meeting concluded with an invitation for further discussion on the stormwater management aspects of the proposal, indicating ongoing collaboration between the developers and city officials to ensure effective planning and infrastructure development.
