The City of Maricopa's Planning and Zoning Commission held a meeting on September 13, 2021, where they discussed two significant subdivision proposals that could reshape local residential development.
The first proposal, presented by KB Homes, seeks to subdivide 12.1 acres of the northwest portion of the Desert Passage development into approximately 64 single-family residential lots. Currently, the site is vacant and designated for public and institutional use under the existing general plan. The proposed zoning aligns with single-family residential use, incorporating an overlay zoning specific to the Smith Farms area. The plan includes maintaining open spaces and landscaping, with a focus on preserving the community's aesthetic continuity.

Subscribe for Free Commissioners raised questions about the development's environmental impact, particularly regarding water runoff and landscaping choices. The discussion highlighted the importance of ensuring that the development aligns with the city’s guidelines on tree types, as concerns were noted about the inclusion of certain species like palo verde and mesquite.
The second proposal, from Lennar Homes, involves an amended preliminary plat for the northwest portion of Anderson Farms. This development aims to subdivide 28.65 acres into 115 lots, increasing the number of residential units from a previously approved 111. The amendment would modify some lot widths from 50 feet to 45 feet, allowing for a slight increase in density while still adhering to the medium-density residential zoning classification. The site is currently undeveloped and designated for a mix of residential and commercial use in the general plan.
Both proposals are in the discussion phase, with no formal votes taken during the meeting. The outcomes of these developments are expected to significantly impact housing availability and community structure in Maricopa, reflecting the city's ongoing efforts to accommodate growth while maintaining quality of life for residents. As the city continues to evolve, these discussions will play a crucial role in shaping the future of local neighborhoods.
