The Town of Concord's Natural Resource Committee has approved plans for a new duplex at the corner of Old Bedford Road and Blue Heron Way, marking a significant development in the area. The existing two-family house on the site will be demolished to make way for the new construction, which will maintain the multifamily designation of the lot.
The project is designed with environmental considerations in mind. The new duplex will be built outside the 100-foot buffer zone that protects the nearby wetland, ensuring minimal disturbance to the natural habitat. The existing gravel driveway will be removed, further reducing impact on the buffer zone.
Each unit of the duplex will have its own leach field, with the closest portion located 84 feet from the wetland, exceeding Concord's 75-foot setback requirement. To accommodate the septic system, one tree within the jurisdiction will be removed; however, this will be offset by planting three new trees in the front yard area.
Additionally, a silt barrier will be installed around the property to prevent erosion and protect the wetland from construction activities. This project reflects the town's commitment to balancing development with environmental stewardship, ensuring that community growth does not come at the expense of natural resources.
