During the Port St. Lucie City Council meeting on April 28, 2025, significant discussions centered around a major amendment to the America Walks Master Planned Unit Development (MPUD). Bridget Keene from the planning and zoning department presented the amendment, which aims to revise land use designations and development entitlements for a 119-acre area located south of Becker Road, between Interstate 95 and Southwest Village Parkway.
The amendment, proposed by Lucido and Associates on behalf of property owners Mattamy Palm Beach LLC and AWPSL Land Holdings LLC, seeks to remove the institutional designation for 10 acres of land previously allocated for a 150-bed assisted living facility. Instead, the entire 59 acres of vacant land within the MPUD will be classified for commercial mixed-use development. This change reflects a shift in the city’s approach to land use, aligning with the growing demand for commercial spaces in the area.

However, until a traffic signal agreement is executed and operational, certain intersections will be restricted to right-in and right-out access only. This measure aims to ensure safety and manage traffic effectively as development progresses.
The Planning and Zoning Board had previously recommended approval of the proposed changes during their meeting on April 1, 2025, indicating that the amendment aligns with the city’s comprehensive plan and future land use map. The planning department expressed confidence in the proposal, emphasizing its consistency with the city’s mixed-use requirements.
As the city continues to evolve, the implications of this amendment could significantly impact local development and economic growth, reflecting a broader trend towards mixed-use spaces that cater to both residential and commercial needs. The council's decision on this amendment will be crucial in shaping the future landscape of Port St. Lucie.
