City Council approves zoning changes for Sky High Complex development

The Monte Vista City Council meeting on May 1, 2025, focused on the proposed sale of a portion of the Sky High Complex, which includes plans for a new hotel. The discussions highlighted the complexities involved in the property’s zoning, development, and community engagement.

City officials reported on the progress made since a planning grant was received in 2022. They emphasized the need for improvements to the Sky High Complex, which led to a change in zoning from residential medium density to commercial highway. This adjustment was necessary to accommodate the proposed hotel and event center, which previously did not align with the zoning regulations.

The council detailed the procedural work completed to prepare for the sale, including the removal of outdated deed restrictions and the resolution of various ordinances affecting the property. An appraisal conducted in September 2023 valued the property at over $300,000, and the city has taken steps to ensure community awareness of the sale, including notifications to nearby residents and signage on the property.

During the public hearing, community member Ken Van Eyghorn expressed concerns regarding the location of the proposed hotel. He suggested that alternative sites within the complex might be more suitable and questioned the absence of a comprehensive master plan for the area. Van Eyghorn highlighted potential disruptions to local events and the need for clarity on future developments.

The council plans to finalize the sale contract and easement agreements, with a resolution expected to be presented at the next meeting on May 15. The outcome of this sale is seen as a pivotal step in enhancing the Sky High Complex and addressing the city's recreational needs, particularly concerning the baseball fields, which require significant renovations.
