Canal Winchester City Council approves Paw Paw Patch LLC's 122-unit residential development

Canal Winchester City Council has taken a significant step towards expanding its residential offerings by approving an ordinance to rezone approximately 25.87 acres of land from a planned residential district to a new planned residential district. This decision, made during the public hearing on May 5, 2025, will allow for the development of 122 apartment units on the property located at 7995 Hill Road, currently owned by Paw Paw Patch LLC.

The Planning and Zoning Commission reviewed the zoning map amendment and the preliminary development plan concurrently, providing a comprehensive report to the council. The new development plan includes a variety of housing types, featuring two, four, and six-unit buildings, with ample parking provided—over 240 spaces—exceeding the minimum requirements.

Key features of the proposed development include a clubhouse, recreational amenities such as a dog park, playground, and an in-ground pool. The applicant has committed to maintaining existing tree lines on the property to preserve the natural landscape and enhance the visual appeal of the development. Additionally, the site will feature a network of sidewalks, ensuring connectivity to the regional sidewalk system along Hill Road.
