Developers propose R2 subdivision expansion for Castle Rock project

The Town Council of St. John, Indiana, held a Plan Commission Study Session on May 7, 2025, focusing on the development of a new residential subdivision. The primary discussion centered around the extension of Castle Rock, a project that aims to build additional homes in the area.

The proposed subdivision is located on a property zoned R-2, which has been designated for residential use since its purchase. The developers highlighted that the new phase, referred to as Castle Rock Phase 1A, will include five lots that are already in the process of being sold. The existing infrastructure, including a road built during the first phase, is designed to support the new development.

The property is characterized by its unusual shape and is bisected by three pipelines, which presents unique challenges for development. Additionally, the developers noted the presence of wetland areas, some of which have been determined not to be wetlands, allowing for more flexibility in planning.

The proposed lots will exceed the R-2 zoning requirements, which stipulate a minimum lot width of 100 feet and a minimum area of 15,000 square feet. The developers are currently working on the site plan for Lot 2, which will feature a large house.
