Arlington County approves Clarendon Square redevelopment enhancing mixed-use zoning plans

Arlington County is set to enhance its community landscape with a significant redevelopment project approved during the Arlington County Board Regular Meeting on May 10, 2025. The board unanimously endorsed a plan to transform the Clarendon Square property at 3033 Wilson Boulevard into a multifamily residential building, marking a pivotal shift from its previous use as an office space.

The approved project will see the construction of an eight-story building featuring 309 residential units and approximately 6,000 square feet of ground-floor retail space. This redevelopment aligns with the county's goals to repurpose outdated office buildings and increase housing availability near public transit, particularly the nearby Clarendon Metro Station.

Key elements of the plan include a height increase from the previously allowed 75 feet to a maximum of 85 feet, with specific tapering requirements to minimize impact on adjacent residential areas. The project also incorporates a redesigned public plaza, which will be maintained by the developer, enhancing public space in the area.

In addition to the residential units, the project will contribute to the community's infrastructure by adding a protected bicycle lane along Wilson Boulevard, improving accessibility for cyclists. The developer has committed to providing eight on-site affordable housing units and achieving LEED Gold certification, underscoring a commitment to sustainability.

The board's decision reflects extensive community engagement, with input from local civic associations and public meetings. While some concerns were raised regarding the project's impact on the neighborhood, the planning commission and transportation commission both recommended approval, highlighting the project's alignment with the Clarendon Sector Plan's goals for quality public spaces and a diverse mix of uses.
