The Planning and Housing Commission meeting held on May 12, 2025, in Corona City, Riverside County, focused on the resubmission of a subdivision map for a residential development project. The resubmitted map includes a small parcel that was relinquished to the city by Caltrans in 1992, which has now been incorporated into the development plan. Subscribe for Free The three lettered lots will serve specific purposes: Lot A will function as a public street, Lot B will be dedicated for street use along Corona Avenue, and Lot C will be designated for the water quality basin. The overall number of residential lots remains unchanged, and all lots will continue to meet the minimum size requirements of 7,200 square feet.
Access to the development will be provided via a proposed public street, referred to as Street A, which will include sidewalks and public utility easements. Improvements to Corona Circle will also be made, including new pedestrian ramps and an ADA-accessible ramp connecting to the existing sidewalk along Corona Avenue.
The project is expected to generate an additional 66 daily vehicle trips, bringing the total to 104 daily trips when combined with the existing homes. However, since the peak hour trip numbers do not exceed 50, no further traffic analysis is required. Staff confirmed that the project remains consistent with the previously adopted environmental review and zoning standards.
The Planning and Development Department recommended approval of the revised subdivision map, TTM 36864R, subject to the findings and conditions of approval. The meeting concluded with a consensus on the project's alignment with city planning goals and infrastructure improvements.
