Planning Board considers repurposing river lot into residential homes instead of wedding venue

A bold new vision for a unique riverfront property in Hooksett is taking shape as the Zoning Board of Adjustment considers a proposal to transform the site into a residential community. The plan, presented during the May 13 meeting, aims to replace a previously proposed wedding venue that failed to attract interest with seven small homes, each designed to be around 800 square feet and limited to two bedrooms.

The property, which has been largely unused and in disrepair, is currently zoned for commercial use, a designation that dates back to its former life as a kayak rental operation. The proposal seeks several variances, including adjustments for septic tank locations and front setbacks, to accommodate the new residential development. Proponents argue that the project will not only clean up the site but also provide much-needed smaller housing options in a market dominated by larger homes.

Ken and Paul Scarpetti, along with Brent Cole, emphasized the importance of community feedback, addressing concerns about potential short-term rentals. They proposed a minimum rental period of 30 days to alleviate fears of creating a vacation rental community. The team has also been in discussions with the Department of Environmental Services, which has expressed optimism about the project's compliance with regulations.

The board's deliberations highlighted the need to balance development with neighborhood character, as some members raised questions about the impact of the proposed density on the surrounding residential area. The project aims to meet lot coverage requirements, ensuring that the development aligns with local zoning standards.
