The East Lansing Planning Commission convened on May 14, 2025, to discuss a significant proposal regarding the modification of a special use permit for the Field House sports bar located at 213 Ann Street. The commission is considering a plan that would allow the expansion of the bar into adjacent Suite B while converting Suite C into a pizza and sandwich shop, known as Side Piece, which will not serve alcohol.
The proposal maintains the original occupancy limit of 330 patrons, as approved in 2010, but redistributes this capacity across the newly configured spaces. Notably, the previous design included private event spaces and a dance floor, which have now been replaced with a more open layout to enhance accessibility for patrons.

Commissioner Altman highlighted the importance of reviewing the conditions set forth in the original permit, particularly regarding the hours of operation for outdoor seating. While the original permit allowed outdoor service until midnight, some commissioners suggested reducing this to 10 PM to address neighborhood noise concerns.
The applicant, Ken Jones, emphasized the need for the extended hours to align with other establishments in downtown East Lansing, arguing that the outdoor area’s operation until midnight is consistent with local business practices. The commission acknowledged the need for further discussion on this point, particularly in light of input from the police department regarding noise levels.
The commission ultimately moved to recommend approval of the special use permit, contingent upon several conditions outlined in the staff report. This includes adherence to the original permit conditions from 2010, ensuring compatibility with surrounding land uses, and maintaining the integrity of the neighborhood.
As the proposal progresses, it will also be reviewed by the Downtown Development Authority on June 5, 2025. The outcome of this meeting could significantly shape the future of the Field House and its role within the East Lansing community, balancing business interests with resident concerns.
