Cochise County committee considers rezoning near Posey Ranch Road for development

During the recent Planning and Zoning Commission meeting in Cochise County, a significant discussion centered around a proposed rezoning along Posey Ranch Road, which could reshape the area’s development landscape. The proposal aims to facilitate residential and industrial growth, particularly in light of the new port of entry, potentially establishing a new employment center in the region.

The area in question consists of six parcels, five of which are already developed with single-family homes. The rezoning would not only support residential development but also introduce land uses that align with the anticipated economic activities associated with the port. However, the proposal has faced opposition from nearby property owners, particularly those living in established residential areas.

One of the key components of the proposal includes the dedication of right-of-way along Kings Ranch Road, which would create an intermediate industrial road. This road is intended to manage truck traffic more efficiently, reducing congestion on Highway 80 and improving access to the port. The proposed route aims to alleviate potential traffic issues by providing a direct connection for vehicles traveling between Kings Highway and James Ranch.

The applicant has complied with citizen review requirements, having sent out notices to property owners within a 1,500-foot radius of the proposed changes. Out of the responses received, two were in favor of the rezoning, while three expressed opposition, highlighting the mixed feelings within the community regarding the development.

As the commission continues to evaluate the proposal, the outcomes of this meeting could significantly influence the future of residential and industrial growth in Cochise County, reflecting the ongoing balance between development and community concerns.
