Local Development Project Introduces 40 Affordable Units Including 10 for Disabilities

The Affordable Housing Committee of Fairfield, CT, recently discussed a significant new housing project aimed at addressing the community's pressing need for affordable living options. The proposed development at 980 High Street will consist of 40 units, with a focus on affordability and accessibility for residents, including those with developmental disabilities.

During the meeting, it was revealed that the project will allocate 10 units specifically for adults with developmental disabilities, in collaboration with the Department of Disability Services. This initiative highlights the community's commitment to inclusivity and support for vulnerable populations.

The breakdown of the units includes a mix of one-bedroom, two-bedroom, and three-bedroom apartments, with a total of 18 one-bedroom units, 16 two-bedroom units, and 6 three-bedroom units. Notably, 10 of these units will be designated for individuals earning 30% of the area median income, while others will cater to families earning up to 80% of the median income. This diverse range of affordability aims to meet the varying needs of residents and expand housing options for families on the waitlist.

The committee also discussed the challenges faced in the project’s development, including rising costs due to inflation and the impact of the COVID-19 pandemic. Originally, the plan included market-rate units, but economic factors led to a shift towards a fully affordable housing model. This change is expected to enhance the project's scoring in state evaluations, making it more competitive for funding.
