Mill Creek considers zoning change to add Baldwin Radio Factory to historic list

In a recent meeting of the Millcreek City Historic Preservation Commission, members discussed a significant zoning change aimed at adding the Baldwin Radio Factory to the local historic list. This proposal, identified as ZT-25-1, is a crucial step in preserving a piece of Millcreek's history, as the factory played a vital role in the development of audio technology in the early 20th century.

The Baldwin Radio Factory, established between 1915 and 1922 by Nathaniel Baldwin, was known for producing headphones and speaker systems, primarily for the Navy during World War I. Over the years, the factory changed hands and underwent various uses, but it has recently been revitalized into a space for small businesses, including art studios and a café.

The commission's discussion highlighted the importance of this zoning text amendment, which is necessary for adding properties to the local historic list. The process involves input from community councils, the Historic Preservation Commission, the Planning Commission, and the City Council. All four community councils expressed support for the addition, although some raised questions about potential restrictions and benefits associated with the designation.

One of the key benefits of adding the Baldwin Radio Factory to the historic list is that it would allow the property owner to apply for conditional use permits that may not be available under the current zoning. This change is particularly relevant as the property owner has expressed interest in utilizing one of the outbuildings for short-term rentals, which is not currently permitted under the existing zoning classification.
