A significant zoning change is on the horizon for the Pax River Village Center in St. Mary's County, as the Department of Land Use and Growth Management has requested a public hearing to amend land use and zoning designations for four parcels of land. This proposal aims to transition the properties from limited commercial and mixed-use medium intensity to a high-intensity mixed-use designation, which could revitalize the area and enhance community walkability.
During the meeting, Courtney Jenkins presented the case, highlighting the potential benefits of the project, including the introduction of green spaces and improved pedestrian access for residents of Lexington Park. "This will bring green space back," Jenkins noted, emphasizing the positive impact on the community.

Public comments were predominantly supportive, with expectations for further input during the upcoming public hearing scheduled for June 24, 2025.
Commissioners discussed the implications of the zoning change, particularly in relation to the area’s proximity to the Naval Air Station Patuxent River (NAS Pax). While the base does not support rezoning within the Air Quality Zones (AQs), the current application pertains only to properties outside these zones. Notably, representatives from the base indicated they were not opposed to the project, which could pave the way for future developments, including a proposed concept site plan for 91 townhomes.
