Lake County approves Timberbrook Estates subdivision with pedestrian access improvements

In a pivotal Tippecanoe County Area Plan Commission meeting, the approval of the Timberbrook Estates Subdivision took center stage, marking a significant step forward for local development. The commission unanimously approved the major preliminary plan for 139 lots in the R1 single-family residential area, which is adjacent to an existing subdivision and a school.

Developer Patrick Williams of T Bird Design presented the project, highlighting modifications made since a previous approval eight years ago. Notably, the plan includes a commitment to enhance pedestrian access to the nearby school. The developers agreed to transfer a 10-foot strip of land to the Tippecanoe School Corporation, which will construct a sidewalk to facilitate safe access for students.

The commission also addressed a minor error in the lot numbering, ensuring that all conditions for approval were met. With the unanimous ballot for both the subdivision and a related variance for road improvements, the project is set to move forward, reflecting the county's ongoing commitment to community development and infrastructure enhancement.

As the meeting progressed, the commission also revisited the Franciscan Sisters of Chicago Service Corporation's preliminary approval request for a planned development, indicating a continued focus on expanding residential options in the area. The outcomes of these discussions signal a proactive approach to urban planning in Tippecanoe County, with an emphasis on both residential growth and community safety.
