The planning team emphasized their commitment to environmental stewardship by identifying significant trees on the site, particularly those over 12 inches in diameter for hardwoods and 14 inches for softwoods. The area is characterized as a typical New England pine oak forest, underlain by Class A sandy loam soils, which are favorable for development. Notably, the site does not contain wetlands, flood zones, or priority wildlife habitats, simplifying the planning process.
