In a recent meeting of the Oldham County Planning Commission, the proposed Parkside Estates subdivision took center stage, as representatives sought approval for a major development project along Jericho Road, just outside LaGrange. The plan outlines the creation of 199 lots within a 67.76-acre area, with a significant emphasis on preserving green space—over 50% of the property is designated for open space.
Mike Swansbury, representing Parkside Estates LLC, detailed the subdivision's alignment with the Oldham County comprehensive plan, which aims to ensure that new developments are compatible with existing neighborhoods and environmentally considerate. The proposed subdivision is designed to utilize existing infrastructure, thereby minimizing costs associated with extending utility lines and transportation networks.

Swansbury highlighted that the plan includes a natural buffer to mitigate impacts on neighboring properties, particularly to the west.
However, the project is not without its challenges. Parkside Estates is requesting two variances to reduce the minimum side yard setbacks from 7 feet to 5 feet and the total side yard setback from 16 feet to 10 feet. Swansbury argued that adhering strictly to existing zoning requirements would hinder the reasonable use of the land, especially given the unique natural features of the site.
Concerns regarding traffic impact were also addressed during the meeting. A recent traffic study indicated that the subdivision would not necessitate additional turn lanes, and a speed limit reduction on Jericho Road has further alleviated potential traffic issues.
