In a recent meeting of the Sheboygan Plan Commission, significant developments were approved that aim to reshape the city’s residential landscape. The commission focused on a series of zoning changes and development plans that will facilitate the construction of high-density luxury apartments on the former Mayline plant site, located north of Pennsylvania Avenue and east of North Thirteenth Street, bordering the Sheboygan River.

The commission unanimously approved General Ordinance number 22526, which amends the city’s zoning map to reclassify the area from Urban Commercial, Urban Industrial, and Railroad to Urban Residential 12 with a Planned Unit Development (PUD) overlay. This change is pivotal as it allows for the construction of 283 residential units, which will include a mix of studio, one, two, and three-bedroom apartments. The design features two distinct buildings centered around a communal courtyard, reflecting a modern approach to urban living.

Commission members expressed appreciation for the incorporation of community feedback into the development plan, highlighting the importance of aligning new projects with the neighborhood's vision. Notably, the plan also includes a flexible approach to parking requirements, reducing the number of parking spaces in recognition of the site's urban context.

Further discussions addressed landscaping concerns, particularly regarding the placement of trees in relation to street lighting. The commission explored options for adjusting light pole heights to prevent conflicts with tree growth, demonstrating a commitment to thoughtful urban planning.

In addition to the Mayline site project, the commission approved a general development plan and a specific implementation plan by Riverview District LLC for the same area, reinforcing the momentum towards enhancing residential offerings in Sheboygan.

The meeting concluded with the approval of a preliminary plat for the Northern Lights Subdivision, located on the former Aurora Hospital site.
