Douglas County officials have taken significant steps toward advancing a new residential development project located at the intersection of Airport Road and Highway 85. During the Land Use Meeting on May 27, 2025, the Board of County Commissioners reviewed a preliminary plan that includes the construction of new traffic lanes and the dedication of land for a future interchange, addressing critical infrastructure needs for the area.

The proposed development has received favorable assessments from various agencies, including the Colorado Division of Water, which confirmed that the water supply plan is adequate for the project. Additionally, the county's wildfire mitigation specialist approved the wildfire mitigation plan, while the weed mitigation plan received similar endorsement. These approvals are crucial for ensuring that the development aligns with safety and environmental standards.

Wildlife considerations are also a priority in the plan. The preliminary design includes wildlife corridors and open space areas to maintain natural habitats, with limited fencing to ensure wildlife movement. South Metro Fire has expressed no objections to the proposal, indicating support from emergency services.

Public feedback highlighted concerns from the Highlands Ranch Community Association and neighboring property owners regarding potential noise, light pollution, and wildlife impacts. One adjacent property owner, Susan Poet, raised specific requests for conditions of approval, including a shared access agreement and a 1,000-foot setback for new wells. The county staff confirmed that these concerns will be addressed in future discussions.

The Planning Commission previously reviewed the proposal on May 5, 2025, and unanimously recommended its approval. The project site, historically used for agricultural purposes, has undergone zoning changes to accommodate the planned development, which includes residential lots ranging from 5,625 to 23,854 square feet.

As the project moves forward, the county will continue to engage with stakeholders to refine the plan and address community concerns.
