Developer plans new office building and sports courts at Cliffhangers site

The Mooresville Planning Board meeting on May 27, 2025, focused on a proposal to modify existing outdoor tennis courts and introduce a new office structure. The primary discussion centered around the transformation of five outdoor tennis courts, originally established under a conditional zoning agreement in 2013, into an unheated, covered facility. This change aims to extend the usability of the courts throughout the year, particularly during the hot summer months when outdoor play can be uncomfortable.

The proposal also included plans for a two-story office building, designed with glass and brick, to be located adjacent to Oates Road, next to the existing Cliffhangers establishment. While the office building is still in the conceptual phase, the owners are considering its development as a professional space.

Additionally, the proposal addressed fire safety concerns by incorporating a cul-de-sac off the existing parking lot to facilitate fire truck access. This area will not be used for regular parking but will include two ADA-compliant spaces and a fire hydrant.

The meeting also highlighted plans for environmental restoration, including the cleanup and maintenance of a retention pond that has become overgrown. The developers assured that the stormwater management system would remain compliant with existing regulations.

Overall, the Planning Board is set to review the proposal further, with the developers seeking permission to proceed with the construction of the new building and the modifications to the tennis courts.
