Community Builders unveil Mansion Initiative for affordable housing in Albany

Albany's Planning Board took a significant step towards revitalizing a historic neighborhood during its meeting on May 6, 2025, by approving a proposal for the Mansion Initiative. The initiative, presented by Bennett Balmer of the Community Builders and Niante Sheth from Skyline Architecture and Engineering, aims to construct four new affordable townhouses at 108-114 Grand Street, a site previously devastated by a catastrophic fire two years ago.

The proposed townhouses will provide affordable housing options for families earning 60% of the area median income (AMI). This development is part of a broader effort to enhance the community and restore the block, which already features 11 existing historic townhouses that serve as affordable housing. The project also includes plans for a tenant and managerial hub at 70 Grand Street, which will offer essential amenities such as laundry facilities and community spaces, addressing the needs expressed by current tenants for a gathering area.

In addition to the housing development, the proposal includes a request for an administrative adjustment to allow for a slight increase in impervious lot coverage from 70% to 76%, which is within the allowable 10% adjustment limit. This change is necessary to accommodate the new construction while adhering to city regulations.

The Planning Board's approval marks a crucial milestone in the revitalization of the area, promising to enhance the neighborhood's character and provide much-needed housing solutions. As the project moves forward, it is expected to foster community engagement and improve the quality of life for residents in Albany.
