Developers unveil Auburn Ridge West luxury community in Brownsburg with 90 new homes

Brownsburg is set to welcome a new luxury community, Auburn Ridge West, following a recent City Council meeting where plans for the development were approved. This new neighborhood will feature 90 homes, with 56 lots located south of a creek, designed to blend seamlessly with the existing architectural style of the nearby Auburn Ridge community.

The development aims to create a unique living environment, incorporating larger cul-de-sacs and buffer zones to enhance privacy and aesthetics. Each lot will have a minimum width of 50 feet, ensuring compliance with local zoning regulations. The homes are expected to range in size from 1,900 to 3,800 square feet, with prices anticipated to exceed $700,000, reflecting the upscale nature of the project.

Auburn Ridge West will also include significant infrastructure improvements, such as the extension of Tilden Road, which will feature three lanes and a wide sidewalk. This extension is part of a broader transportation plan aimed at enhancing connectivity in the area. The developers have committed to contributing $3,000 per home towards local road improvements, a notable increase from previous commitments.

The project is designed to meet the community's comprehensive plan for infill development, with a density of 1.4 units per acre, which is lower than the density of the existing Auburn Ridge neighborhood. The developers have also promised to introduce new architectural designs, moving away from standard models to offer distinctive homes that cater to the luxury market.
