The Town of Stratford Inland Wetlands Commission convened on November 20, 2024, to discuss significant applications for residential development, including the construction of two single-family homes on James Farm Road and a proposed residential condominium development on Cuttspring Road.
During the meeting, Barry Knott, representing Calcar LLC, presented an application for wetlands approval to build two single-family houses as part of a three-lot subdivision at 335 James Farm Road. Knott explained that this property had previously been part of an eight-lot subdivision approved in February 2022, which ultimately lapsed due to prohibitive costs for municipal improvements. However, the current application benefits from existing city water and sewer services, alleviating previous concerns.
The proposed lots, identified as Lots 5, 6, and 7, range from 0.7 to 1 acre in size. Knott assured the commission that the construction would have minimal impact on the nearby wetlands, located in the rear corner of the property. He requested the commission accept the application as complete, allowing for a more detailed presentation at the next meeting in December. The commission unanimously agreed to accept the application.
Following this, Manny Silva, a civil engineer, introduced another application for a residential condominium development on Cuttspring Road. This project involves the existing single-family home and two additional properties. Silva's presentation is expected to provide further details on the development's impact and design in future meetings.
The commission's acceptance of these applications marks a step forward in Stratford's residential development efforts, with further discussions scheduled to ensure compliance with environmental regulations and community standards.
