Sunnyvale Planning Commission approves 242 residential units with BMR housing requirements

A significant housing development has gained approval from the Sunnyvale Planning Commission, paving the way for 242 new residential units in the city. This project will feature 80 ownership townhomes and 162 rental units, addressing the growing demand for housing in the area.

As part of the approval, the applicant must adhere to the Below Market Rate (BMR) housing requirements outlined in Sunnyvale municipal codes 19.67 and 19.77. Specifically, the code mandates that projects with seven or more ownership units must allocate 15% of those units as BMR homes. For this project, that translates to 12 of the 80 townhomes being designated as affordable housing.

Additionally, the rental component of the project is also subject to BMR regulations. According to municipal code 19.77, residential developments with three or more rental units must provide 15% of those units as BMR homes, which amounts to 24 affordable rental units in this case.

This development not only aims to increase housing availability but also ensures that a portion of the new homes will be accessible to lower-income residents, reflecting Sunnyvale's commitment to affordable housing solutions.
