Saratoga proposes changes to workforce housing program to address market challenges

During a recent Saratoga Springs City Council pre-agenda meeting, discussions centered on the pressing issue of workforce housing, a topic that has garnered significant attention in the community over the past few years. Council members highlighted the challenges residents face in the current housing market, particularly as prices continue to rise.

One key point raised was the stark contrast in housing prices since the construction of workforce housing units. Originally sold between $170,000 and $190,000, these units are now appraised at approximately $310,000, with some listed for as much as $270,000. This dramatic increase has made it increasingly difficult for middle-income families to find affordable housing options.

To address this issue, a proposal was put forth to expand the eligibility criteria for applicants seeking workforce housing. The suggestion is to raise the acceptable income level from 80% of the Area Median Income (AMI) to 120% AMI. This change would align with guidelines set by the U.S. Department of Housing and Urban Development (HUD) and aims to broaden the pool of potential applicants, making housing more accessible to those who still struggle to afford market-rate homes.
