Notably, this site is adjacent to the Spencer Ranch development but operates independently, meaning that specific traffic requirements tied to Spencer Ranch do not apply here.

A traffic impact analysis confirmed that a traffic signal at this intersection is not warranted at this time, despite initial concerns that the new gas station might necessitate one.
