Residents express concerns over Wylie Branch housing proposal at community meeting

Concerns over infrastructure and community impact took center stage at the Pender County Planning Board meeting on June 3, 2025, as residents voiced their apprehensions regarding a proposed development that could add 900 new homes to the area.

One resident, who identified himself as a first responder during Hurricane Florence, emphasized the importance of considering evacuation modeling and simulation in light of the potential increase in population. "I just want to make sure that evacuation modeling and simulation is considered whenever we take this totality of 900 more homes into consideration," he stated, highlighting the need for thorough planning to ensure community safety.

Another resident, Mike Lodato, expressed gratitude for the meeting's timing, which allowed him to attend despite his non-traditional work hours. He supported the decision to vote against the current proposal, urging the board to address various concerns raised during discussions, including traffic impacts and school capacity. "Everything that was outlined on the proposed conditions of approval... needs to be addressed," he said, calling for more effort from both developers and local government.

Lodato also revealed that he was unaware of plans for a separate homeowners association (HOA) outside of the existing Wylie Branch community, raising questions about transparency in the development process.

The discussions underscored the community's desire for careful consideration of infrastructure and resources as Pender County navigates growth and development. As the board continues to evaluate the proposal, residents remain vigilant, advocating for their needs and the well-being of their neighborhoods.
