Wylie Branch developers address community concerns over new access and construction traffic

Pender County's Planning Board meeting on June 3, 2025, highlighted significant developments regarding the Wylie Branch project, addressing community concerns and planning requirements. The board discussed a conditional rezoning process for phases 5 and 6 of the Wylie Branch development, which is adjacent to existing residential areas.

A key issue raised was the need for improved access due to new fire code regulations. The developer acknowledged that a secondary access point is required, located half a mile from the main entrance on Allen Creek Road. This necessitated exploring alternative properties for access, which has proven challenging due to landowner reluctance to sell narrow strips of land.

To mitigate community concerns, the developer committed to directing all construction traffic for the new development away from the existing Wylie Branch neighborhood, ensuring minimal disruption. Additionally, a 20-foot buffer will be established around the property to provide separation from neighboring areas.

Originally intended as an extension of Wylie Branch, the new development will now operate independently, featuring its own homeowners association (HOA), amenities, and open spaces, including walking trails and boat access. This decision was made after discussions with property owners in the area.

Concerns regarding the impact on Island Creek Road were also addressed. The developer confirmed that a Traffic Impact Analysis (TIA) has been approved, and any necessary road improvements will be implemented as part of the development phases.

The meeting underscored the importance of balancing development needs with community input, as Pender County continues to navigate growth while addressing residents' concerns. The next steps will involve further discussions and planning to ensure compliance with the approved TIA and community expectations.
