A proposed wireless tower in Fairview is sparking significant discussion among town leaders. During the Fairview Town Council meeting on November 5, 2024, officials reviewed a zoning amendment request for a new telecommunications facility located north of Wilson Creek, adjacent to Harry's Ranch.
The proposal involves a 30-foot monopole tower, complete with a 5-foot lightning rod, situated on a 13-acre tract of land. The site is positioned at the edge of Fairview's city limits, making it a critical point for expanding wireless coverage in the area. Town officials noted that the current zoning regulations do not permit cell towers in this location without a conditional use permit (CUP). To address this, the council is considering two options: rezoning the parcel to a general business district or amending the existing plan development regulations for Heritage Ranch.
The proposed tower's design includes a compact 75 by 75-foot compound, which is expected to blend into the heavily wooded surroundings, minimizing visual impact. Officials indicated that additional screening or landscaping would not be necessary due to the site's natural cover. However, the project will require federal approvals due to its proximity to a floodplain, which will also dictate the type of fencing used around the compound.
The council emphasized the importance of adhering to safety regulations, including maintaining appropriate setbacks from residential properties. While the proposed site does not meet the standard 2-to-1 setback requirement due to its residential zoning, the amendment aims to facilitate the tower's construction while ensuring compliance with local ordinances.
