Woodstock Commission approves public hearing for Adair Park developments

The City Council of Woodstock, Georgia, made significant strides in urban development during their Planning Commission meeting on June 5, 2025, by approving the removal of two Conditional Use Permit (CUP) cases from the table for public hearings. The unanimous vote allows for further discussion on the proposed developments at 8104 Main Street and 216-218 Rote Mill Road, collectively referred to as Adair Park Johnson and Adair Park West.

The proposed Adair Park Johnson project includes the construction of 56 residential condominium units, comprising 36 one-bedroom, 18 two-bedroom, and 2 three-bedroom units, alongside 22 townhome units. The development will also feature approximately 32,000 square feet of commercial office space, nearly 18,000 square feet of retail space, and over 13,000 square feet dedicated to restaurants. The design incorporates a four to five-story mixed-use building with a grocery store facing Main Street and a parking deck designed to accommodate 341 vehicles, effectively integrating residential and commercial spaces.

The Adair Park West site, which consists of two parcels—one owned by the developer and the other by the city—will complement the existing Adair Park campus. The project aims to enhance the urban village atmosphere of downtown Woodstock, providing a mix of residential and commercial opportunities that align with the city’s comprehensive land use goals.

The meeting also included a detailed presentation by Tracy Albers from the Community Development Department, outlining the project’s layout and design elements. The proposed developments are positioned to foster community engagement and economic growth, with the potential to attract new residents and businesses to the area.

As the city moves forward with these developments, the Planning Commission will hold separate public hearings for each case, allowing for community input and further refinement of the proposals. The outcomes of these discussions are expected to play a crucial role in shaping the future of downtown Woodstock, enhancing its appeal as a vibrant urban center.
