Spokane Valley is moving forward with a significant residential development project following a recent hearing examiner meeting. The proposal, identified as SUB-2025-0001, involves the subdivision of approximately 15.18 acres into 38 residential lots, primarily intended for duplex construction. The project, submitted by Maribot Townhomes, is strategically located in the eastern section of Spokane Valley, adjacent to the city limit boundary and near the Spokane River.
During the meeting, senior planner Laurie Barlow presented the staff report, highlighting that the subdivision meets all necessary zoning and development regulations. The site is zoned R-3, which allows for both single-family and two-family residential uses. The proposed lot sizes range from 14,516 to over 19,000 square feet, comfortably exceeding the minimum requirements for duplexes.

The project also includes plans for new public streets to enhance connectivity, with specific improvements required along Euclid and Hodges Avenues, as well as internal streets.
The review process confirmed that all utility providers, including water, sewer, and transportation services, have the capacity to support the new development. An environmental review resulted in a mitigated determination of non-significance, indicating no significant adverse impacts from the project.
The hearing examiner is expected to approve the subdivision with conditions outlined in the staff report, paving the way for new housing options in Spokane Valley. This development is anticipated to contribute positively to the community by increasing residential capacity and potentially providing new local services.
