Council approves Oak Creek Club's amendment for 36 new homes in District 6

The Prince George District Council meeting on June 9, 2025, focused on several key applications for residential development in Council District 6. The council reviewed two companion cases related to the Oak Creek Club project, which seeks to amend existing plans to allow for the construction of 36 single-family detached homes.

The first application, submitted by Kelton Oak Creek LLC, is located at the northeast corner of Mary Bowie Parkway and South Church Road, covering approximately 8.09 acres. The proposal aims to increase density by modifying a condition from a prior approval granted in November 1991. The council noted that there was no opposition to the request, and the Maryland-National Capital Park and Planning Commission's technical staff had previously approved the application with conditions.

Council Member Begay made a motion to refer the staff to prepare an order in accordance with the zoning hearing examiner's decision. The motion received unanimous support from the council members present, passing with an 8-0 vote.

The second application, also concerning the Oak Creek Club project, mirrored the first in its request for increased density and was similarly approved by the zoning hearing examiner. Council Member Begay again moved to waive the council's election review for this case, which also passed unanimously.

The council's decisions on these applications will be finalized with an action date set for July 14, 2025, following an appeal period that ends on June 12, 2025. The approval of these developments marks a significant step in addressing housing needs in the area while adhering to local planning regulations.
